What does a property management company do?

What does a property management company do?

A property management company is responsible for maximizing the return on real estate investments. The company acts in the best interests of the property owner. They maintain the property and keep it occupied and they collect rent and store records as well as manage HOA's.

The property manager must have knowledge about the real estate market. They need to know about competitive rental properties and since they are responsible for marketing the home, they need to use special promotions and advertising strategies. Good property managers will maximize occupancy and rental rates. The manager is an expert when it comes to operating expenses and budgets. They use the current market to set an appropriate rental rate and they have experience with financial statements and income taxes. All of their financial information is reported back to the property owner.

Once the property management company finds a tenant, they must work to keep the place occupied. The management company takes care of tenant requests. If a resident has a problem, the management company attempts to fix the issue. Besides that, they also monitor lease requirements and collect rent. If a tenant is not paying their rent, the management company takes care of the eviction process.

When dealing with facility management, the property manager must maintain the structure of the building. If there is an electrical issue, the manager will hire an electrician. The management company is required to monitor the quality of repairs and they have a budget with specific expenditures that they are required to follow. Along with that, the manager must also maintain outdoor areas. For instance, they will hire a gardener to take care of the plants. A building that has been cared for has a better tenant retention rate.

The final thing that a property management company must do involves administration work. They are required to keep records of everything that takes place and must keep meticulous records for accounting and tax purposes. This is also essential for liability reasons. All tenant interactions must be recorded by the manager. In fact, many states have specific real estate property laws for the management company to follow.

How to stay cool in this heat!

What can I do during a heat wave?

  • Use air conditioning to cool down or go to an air-conditioned building.
  • If you don't have air conditioning in your home, open windows and shades on the shady side and close them on the sunny side to try to cool it down.
  • Drink plenty of fluids but avoid alcohol, caffeine and sugary drinks.
  • Beat the heat with cool showers and baths.
  • Take regular breaks from physical activity.
  • Avoid strenuous activity during the hottest part of the day (between 11 a.m. and 4 p.m.).
  • Wear loose, lightweight, light-colored clothing to help keep cool.
  • Stay out of the sun as much as possible.
  • Wear sunscreen and a ventilated hat (e.g., straw or mesh) when in the sun, even if it is cloudy.
  • Never leave children, pets or those with special needs in a parked car, even briefly. Temperatures in the car can become dangerous within a few minutes.
  • Check on your neighbors, family and friends, especially those who are elderly or have special needs.

Who is most at risk from the heat?

  • Older adults
  • Young children
  • People who are overweight/obese
  • People who do not perspire normally
  • People with some chronic medical conditions such as history of dehydration, heart problems and respiratory or lung problems
  • People who work outdoors or in hot settings
  • People who take certain medications that cause sensitivity to the sun or interfere with the body's ability to sweat and stay cool. Some medicines that affect the body's cooling system include antihistamines, antidepressants, over-the-counter sleeping pills, anti-diarrhea pills, beta blockers, anti-Parkinson's drugs and psychiatric drugs. Do not stop taking medication unless instructed to do so by your doctor.

Conserve water and power during heat waves

  • Set your thermostat no lower than 78° F.
  • Only use air conditioning in rooms that you are occupying.
  • Turn off lights and non-essential appliances when they are not in use.
  • Only run dishwashers and washing machines when they are full and during hours of low energy demand (between 11 p.m. and 7 a.m.).
  • Only water your lawn in the early morning or evening hours.
  • Store drinking water in the refrigerator (so that you do not have to let the tap run while waiting for it to cool).
  • Defrost food in the refrigerator overnight (instead of running water to thaw it).
  • Take short showers.
  • Only fill the tub halfway when bathing.
  • Turn off the tap while you are brushing your teeth.

Tips for Pests!



Pest Tips

Finally it looks like summer is on its way. But along with barbecues and fun times, unwanted pests are making their way into cooler homes and invading our summertime fun. Here are some tips to keeps pests to a minimum
  • Seal cracks and small openings in the home's foundation, around windows and doors.
  • Repair ripped window screens.
  • Cut tree branches and plants so that they do not reach too close to the house.
  • Eliminate sources of moisture or standing water, including bird baths and in clogged gutters.
  • Inspect the outside of a home for nests built by stinging insects -- typically found in the eaves under roofs.
  • Keep kitchen counters clean, and store food, like sugary cereals, in sealed containers.
  • Empty garbage containers frequently and seal indoor containers.
  • Make sure pets' food and dishes are not left out for long periods of time.
  • Make sure there are no openings along the foundation

Improve Curb Appeal

Sellers often overlook the importance of their home's curb appeal. The first thing a buyer sees is a home's external appearance and the way it fits into the surrounding neighborhood. Try to make certain that the exterior has a fresh coat of paint, and that the bushes and lawn are well manicured.

Clean the Clutter

It is imperative to remove all clutter from the home before showing it to potential buyers because buyers need to be able to picture themselves in the space. This might include removing some furniture to make rooms look bigger, and putting away family photographs and personal items. You may even want to hire a stager to help you make better use of the space.

Sweeten the Deal

Got Ants? Who doesn’t.


It’s Ant Season!

We took the advice of an entomologist friend and defeated a major ant infestation! Our product of choice? Terro!

Terro Ant Bait is safe to use around pets and children. The ingredients are sweet food-based products similar to pancake syrup. The active ingredient is Borax, a natural mineral that is found in many consumer products. The bait attracts a lot of ants! The ants consume large quantities of the bait and then return to the nest, share it with the rest of the colony, including the queen, eventually eliminating the entire colony. After using Terro, initially you will see more ants as they are attracted to the sweet liquid. Once a forging worker ant has found a food source they drop what is called a 'trail pheromone' back to the nest, letting all the other worker ants know where a food supply has been found. This is why you initially see more ants. But within 24-48 hours after consumption, the Borax in the Terro will kill the ants.

You can find Terro at most major grocery stores in the area. (Not affiliated with TMG. Just wanted to use a good tip!)

Rents are still moving upward




Rents are still moving upward, vacancy is at an all time low, and so are interest rates. While it's still a landlord's market, we are beginning to see tenants giving notice and purchasing homes. Currently there are 2600 apartments units scheduled to come online in the Portland area in 2012 and just under 400 units in Clark County, WA. Financing for apartments and non-owner occupied homes are still a challenge, so inevitably some projects scheduled to come online in 2012 will be delayed.

Residential sales in Portland, surrounding cities & SW Washington are steadily improving. Days on the market (DOM) for Portland decreased to 76 days for July 2012 vs. 80 days for Q2. SW Washington went from 112 DOM in Q2 to 100 DOM in July 2012. Average sold price for Portland in Q2 was $279,963 vs. $293,900 for July 2012. SW Washington sold price for Q2 was at $221,144 and increased to $229,160 in July 2012.

The good news: both the rental & sales markets are expected to continue to improve through Q4. The bad news: we won't be able to sustain continuing improvements into 2013 unless job creation continues to increase.
