Smoking bans at apartments have trended upward in recent years, and in 2012 it began a chain-like ascent that’s heated up conversations not only around the water cooler but at conferences and apartment associations and board rooms from coast to coast.

California became one of the early frontrunners to eliminating smoking inside apartments, prompting the American Lung Association’s Center for Tobacco Policy and Organizing to proclaim the state as the “the next frontier” in combating second-hand smoke last year. The pace of the Golden State’s territorial migration quickened in 2012, with at least a half a dozen cities and counties joining 13 others with no-smoking ordinances at apartments and condominiums.

In early December, despite the formal objections of the North Bay Association of Realtors – citing that the ordinance would prohibit owners from utilizing the property for something that isn’t unlawful – Petaluma became the latest to ban lighting up at apartments and other multifamily dwellings, as well as hotels and motels.

While new territories were designated no-smoking at apartments and condominiums along the West Coast, other cities across the U.S. are snuffing out smoking at multifamily properties, receiving mixed reactions. Some property owners and associations are opposed to aspects of bans, while others are hoping to monetize on the benefits of reducing second-hand smoke.

Tobacco Road Setting the Smoke-Free Example

Of all places, Tobacco Road is quietly setting an example that smoking restrictions at apartments do work. In the past few years, TMG has slowly begun instituting no-smoking at its properties, recognized along with Kentucky as leading U.S. tobacco producers. The majority of residents want to live in smoke-free environments, and it’s only a matter of time before that becomes the industry norm.

10 Tips For First-Time Apartment Renters.

So, you are looking for your first real apartment, huh? Time to start paying the rent? Yea, it stinks, I know – I have been paying rent now for 13 years. And although I want to buy a house, in this market in my neighborhood, it’s just not going to happen! So rent I do, so I have a few tips that might help you out when you start to check out apartments to rent. 1. When you meet the landlord, try to act like a grownup. You might not want to wear your baseball hat backwards or continue smoking that cigarette – it could reflect badly on you. And oftentimes there are several people applying for any apartment, so you want to present yourself at your best…even if that changes once you sign the lease.
2. The landlord is probably going to ask you for a check to cover a credit check, so be sure to bring your checkbook. Also, when you get accepted, you will probably be asked for first, last and security, meaning that your new $1200 a month apartment actually will cost $2400 plus the deposit for that first month. Be sure to have the money in your account!
3. Talk to the neighbors if you get a chance. If only I had done this at a few of the places that I lived, I never would have moved in. Between finding out about the guy that sings love songs to his old girlfriend at 3am to the chain smoker in the apartment next door, you can learn a lot just by being friendly with one of the neighbors. Ask them what they think of the place, how the landlord is, etc. – get a feel for your new home before you sign anything.

4. If having a parking spot is important to you, ask if you get one. A lot of apartment buildings do not have specific spots for everyone, so you should make sure you get one if you want one. I pay $90 for mine each month, that’s how important it is to us!
5. You should never go over your budget. Most finance professionals tell you that you should be paying 1/3 of your gross income, so if you make $5,000 per month before taxes, your rent should not be more than $1,666. Of course, I understand this is not always feasible in certain markets, but it is a good percentage to try to stick to.
6. Clean up your credit. If you have delinquencies all over your credit report, I seriously doubt you are going to get approved for any apartment. Landlords want to get paid every month! Work on fixing your credit while you stay with a friend on the couch.
7. Read the lease. Seriously, read the lease. And then read it again. You wanted to play your acoustic guitar in the house? Make sure you can. Your parents come visit every month? Make sure it’s legal. This is a legally binding agreement you are signing – make sure you read it.
8. Once you move in, buy renter’s insurance. Our renter’s insurance is $22 a month for $35,000 worth of coverage. Not bad for piece of mind. When you live with that many other people in one building, you are trusting all of them to not leave a burner on or plug up the toilet – that’s a lot of trust. You need Replacement Cost Coverage renter’s insurance, which pays the actual cost to replace items that are no longer usable.
9. Make friends with at least a few neighbors. Stay away from the ones that you think will be knocking on your door everyday, but you need to know a few people in your building. Eventually, you could trade keys in case either of you get locked out, or you can pet-sit if one of you has a dog or cat. Also, you want someone to know when you are away, so they can keep an eye on the place. Trust me on this one!
10. Relax, you are in your own place now! Decorate as you see fit. Make it a home, not just some apartment you happen to rent. Enjoy!

Great Christmas Decorating Ideas for your Apartment

It is again the time of the year when Christmas is round the corner and everybody is busy preparing to make the occasion as special as ever. An important aspect of Christmas is decoration and you sure want to make your home small or big, either independent villa or apartment the best looking in the neighborhood.

You could choose the size of the tree depending on the space available. Make sure to deck up tree as beautifully as possible and also hang a few stockings with small gifts for the kids coming over. Use vibrant shades of pink and red to decorate the walls, as it would give a bright look.

Hanging outdoor Christmas lights can be a fun but challenging project. While almost everyone loves the holiday spirit of twinkling house lights, not everyone feels comfortable putting them up. Read on to learn tips for hanging outdoor Christmas lights. Does this Spark an idea?

Estimate the Amount of Lights Needed

o    Take a 30-foot (or longer) measuring tape and measure the exterior of the house. Also, measure around the sides of windows and door frames. When measuring, include the length of lights needed to wind through any tall bushes by the house. Write down all measurements, then add them up to determine how many strands of 50, 100, 150 or 200 foot lights you'll need. Consider purchasing micro-bulbs in 50 foot increments, since when one bulb breaks, you often have to toss out the entire strand. The heavier duty C-7 and C-9 bulbs typically don't have this issue, but they do burn much hotter.

Helpful Items

o    Use a sturdy ladder. If you must lean your ladder against a gutter while hanging lights, place a short section of 2 by 4 inside to reinforce the gutter. Besides ladders, light clips also simplify the decorating process. For gutters and shingles, specially made plastic clips attach right on, with a hook that holds the light strand. Plastic nail-on light clips are available for any other vertical surfaces where you'd like to string lights. Remember, staples and regular nails aren't safe, since they can cause the wires to become damaged. You'll also need at least one heavy duty extension cord.

Light Safety and Other Tips

o    Only use Christmas lights approved for outdoor use. Also, don't overload outlets. Putting your lights on an outdoor-approved timer is a great way to make sure you don't forget to turn them off. Only plug lights into a GFCI (ground fault circuit-interrupter) outlet, and never overload an extension cord beyond the manufacturer's recommendations. LED-lights may cost a bit more, but shave a good chunk off your electric bill. The same goes for mini-bulbs. When re-using lights from a previous year, always check for worn or frayed cords, and toss immediately if you find any. Replace burned out fuses with fuses of the same size only, and always remember to unplug the cord first.
