Property Management - Renting your house!

Property Management: Renting Your House

In case you are the owner of a property that you wish to rent to an interested prospective tenant, you have to decide which would be the best way to make your rental property most appealing to potential renters. Real estate agents support that there are several ways in which this can be done.

- There is always the solution of furnishing your rental property. Many landlords decide that this is the best possible way to increase the rental agreement on their property and if they do have furniture in excess, it is actually a convenient way to store them and make profit from their use by the tenant.

In case this sounds like something you would be interested in doing, you have to make sure that your rental property is in excellent condition and that the phone jack on the wall and other appliances are in perfect shape.

- There is also the option of partly furnishing your property. This method will appeal to renters who are interested in finding a house that is not packed with furniture that do not match and that they want to bring in some of their own.

But it is always a good idea to offer a nice quality couch, bed, mattress, drawers and kitchen appliances. Nice looking furniture will make your property much more appealing to potential renters and will help you securing the rent you wish to receive every month.

- Do not forget that your property has to be shown to its potential residents clean. Everything has to be as clean as possible and especially the kitchen appliance, cupboards along with the bathroom have to be in great shape. Consider hiring a professional team to do the cleaning and remember that in most cases, providing a clean apartment is among your responsibilities as the rental's lawful owner.

- Repair ceilings, kitchen cabinets, existing wallpaper, closets and doors. Make sure your contractor will take care of your bathroom damages and ask him to replace the bathroom tiles that have been damaged by the previous tenants or owners. Installing a new bathroom curtain and brand new hooks can further assist your efforts of renting it at the price range you have in mind.

- Repaint with the right light colors the walls of the residence and get rid off difficult to handle paints.

- Increase the existing lighting and replace old blinds with bright new ones.

- Take care of the things the previous owner or tenant has left inside the house and if you are thinking of using some or all of them to furnish the house make sure you write down what you are leaving in there and what type of furniture are missing and your tenant wil probably request you to supply.

- Shampoo carpets and for deep cleaning that helps reduce the allergens and the odors caused by dust mites, pollen, dust and pet dander. It generally advisable to deeply clean your carpets so as to brighten and deodorize their surface.

How to Clean Stains Off of Your Concrete Patio

How to Clean Stains Off of Your Concrete Patio

A concrete patio is a lovely addition to any backyard. When a concrete patio is new and stain free it looks beautiful. Once your concrete patio starts to age and accumulate stains, it's not so nice any more. Most of the time, a concrete patio will clean up nicely by scrubbing it with ordinary dish washing soap, a stiff bristle broom and a hose. Does this Spark an idea?

Instructions

  1. Oil and Grease stains can be removed from a concrete patio by first apply kitty litter to the spill. Allow the kitty litter to absorb the excess oil and grease. Let on overnight. Sweep up the kitty litter. Apply a de-greaser which can be purchased at an auto parts store, leave on as per the directions on the can or bottle.
  2. For splattered or spilled paint on your concrete patio soak a rag with paint remover, place on top of the stain, leave on for an hour or so. The paint will begin to soften and can be scraped off. Repeat until the paint is gone.
  3. If your concrete patio has a rust stain use a mixture of 4 ounces of glycerine, 3 ounce of warm water and 1 ounce of sodium citrate. (glycerine and sodium citrate are available at the pharmacy) Scrub the rust stain with the mixture and a stiff brush, rinse well with plain water.
  4. Some concrete patios will develop black smoke stains from the grill. To clean these stains using a stiff brush, scrub with bathroom cleanser such as Scrubbing Bubbles. Rinse well with plain water.
  5. Some concrete patios will get a white powdery area which is called an Efflorescence. It is caused by the moisture in the concrete dissolves the salts in the concrete. First try scrubbing with a stiff bristled broom and plain water. If this doesn't work, use a very weak solution of muriatic acid, scrub with a stiff brush. Rinse very well with water.

How to get crayons out of carpet!

We all love our little artists but when they make a mess, it can sometimes be difficult to fix!  Crayons contain dyes and pigments that can create unsightly, tough-to-remove stains in carpet. Furthermore, the paraffin wax used to mold most crayons can cling to carpet fibers, making cleaning even more difficult. As soon as you notice a smashed crayon on your carpet, pick it up and treat the stain, because foot traffic will continue to push the wax into the carpet and possibly spread the debris to other areas of the room.

Step 1

Pick up loose pieces of crayon. Apply an ice cube placed in a plastic bag over soft pieces of crayon to freeze them and make them easier to remove. Scrape up pieces of crayon that stick to the carpet with a butter knife. Vacuum the area to remove as much of the smashed crayon as possible.

Step 2

Fold a brown paper bag several times and place it over the stain. Run a warm iron over the paper bag, replacing the bag when its underside becomes saturated with crayon. Continue to iron the paper bag until you remove as much of the crayon as possible.

Step 3

Apply a dry-cleaning solvent to a damp cotton towel. Blot the crayon stain to remove it from the carpet. Add more dry-cleaning solvent to the towel to continue to blot the area. Switch to a clean towel when the previous one is saturated with crayon.
