Property Management - Not for the faint of heart!


Thank you all for your comments and suggestions on our new & improved TMG Insider! You may view our latest issue HERE.  Out of those comments we've decided to produce the TMG Insider on a monthly basis rather than bi-monthly.

TMG manages multiple types of real estate: community associations, apartments, single family homes and commercial property. 2012 marks our 27th year in business! I've always joked that I'm going to write a book on all the wild and crazy things that happen in property management. With stories like finding a tenant dancing naked on the roof to reading an article in the Oregonian about a house fire that all were safe including the alligators then reading the address and realizing it was one of my own rental properties! This business is not for the faint of heart!

On more of a business note, the most common question I'm asked is "do you see the economy getting better in our area?" The answer is marginally; we are seeing some movement in people relocating to the area and a small increase in retail spending, although everyone is looking for that bargain. The number of residential home sales have increased with prices remaining flat. The Clark County/Portland Metro area is not losing jobs but we're not gaining many either. The bright spot is if you own investment property, vacancy is low and rents are trending upward.

How We Use Energy in Our Homes

A home energy assessment (sometimes referred to as an energy audit) will show what parts of your house use the most energy and suggest the best ways to cut energy costs. You can conduct a simple home energy assessment by doing it yourself (DIY) or, for a more detailed assessment, contact your local utility or an energy auditor. Also, you can learn more about home energy audits and find free tools and calculators on energysavers.gov, the Residential Services Network or the Building Performance Institute.

DIY Energy Assessment Tips

  • Check the insulation in your attic, exterior and basement walls, ceilings, floors, and crawl spaces. To determine the insulation R-values in different parts of your home, visit the Air Leaks and Insulation section.
  • Check for air leaks around your walls, ceilings, windows, doors, light and plumbing fixtures, switches, and electrical outlets.
  • Check for open fireplace dampers.
  • Make sure your appliances and heating and cooling systems are properly maintained. Check your owner's manuals for the recommended maintenance.
  • Study your family's lighting needs and look for ways to use controls—like sensors, dimmers, or timers—to reduce lighting use.

First impressions are important and your hallway is the first room you enter upon arrival. These areas are often neglected and the least-loved rooms in your apartment. This article will help you smarten up and transform your hall into the grant entrance your apartment deserves.

Unless your front door opens directly onto your living room, you can and should make something of the entrance to your apartment. A well presented hallway will welcome your guests into your apartment.

Make an impact

People pass through the hallway rather then spending time here but your hallway is a prefect place to show off a bit of your personality to guests. Use your hallway to set the tone for the rest of your apartment. Display paintings or photographs that represent you and your family.

Use colour to create a warm welcoming feeling when entering your apartment. You can introduce colour via wallpaper, fabric such as curtains and rugs or a painting. Patterned wallpaper works well in long narrow hallways as it draws the eye away from the length and creates the illusion of width. Not only will it add drama but you also won't have to worry about the wallpaper clashing with your sofas.

Pay attention to details

Your hallway is a room in its own right, so treat it with the same care and attention as you would any other room in your apartment. If your hallway has a window and if space allows it, make a feature of this by placing a table or a chair underneath.

Hallways are areas that are prone to wear and tear so remember to keep skirting boards painted and keep your walls clean of mucky hand prints on the walls.

Take advantage of the wall space you have in your hall by hanging pictures and photographs or a mirror to give the illusion of space.

Your hallway is the first thing you see when entering into your apartment, so make sure it is not as used as a dumping ground and keep it clutter free.
  • If this is where you keep your coats and bags, invest in some appropriate storage.
  • If you have doors leading from the hallway into other rooms you have to think carefully about your colours scheme as it has to be easy for the eye to be drawn from one space to the other.
  • Whatever size or shape of your hallway you prime concern should be to make it welcoming.
  • Use the space underneath your stairs wisely. If you don't already have a under stairs cupboard, it could easy be converted into one for extra storage space.

6 spring lawn care revival secrets


The grasses that make up your lawn have likely been dormant since the waning days of autumn. And while your lawn might not have been buried for weeks under snow and ice, a little lawn care now can help it come alive as the days get longer and warmer. If you follow these tips, you might see your grass come back a little faster than your neighbors'. Here's how to get started:
  1. Clean-up time. While you weren't paying attention, your lawn was collecting debris, mud, dead grass and leaves. Now's the time to clear it all out, and your best tool for the job is just an old-fashioned rake. Scrape the rake down so that you're really grabbing the old, dead grasses, and make sure you're not leaving any yard waste from last year behind. It can grow mold in the winter.
  2. Use that compost. If you've been composting, now is the time to check your bounty. As long as you didn't fertilize your lawn in the fall, it's ready for a light fertilization in the spring, and homemade compost makes a perfect fertilizing mulch. Use a push-powered spreader to get an even coat across the surface of the grass.
  3. Get those weeds. Broad-leafed weeds, such as dandelions, are often new or in a weakened state after suffering through the winter. Now is when they should be attacked before they start to flower and flourish. If you'd prefer to stay away from herbicides, this is probably a job best handled by arming your kids with trowels and treating them to ice cream for a job well done.
  4. Cover the brown and bald spots. Those particular dead patches where grass has a difficult time growing are ripe for attack now. Cover with seed, mulch and keep moist. Also remember that the local bird population has an eye on your grass seed. Try hanging old CDs from nearby branches and bushes; they're often scared off by the light reflections.
  5. Let the air in. Cold and sub-freezing temps can help create compacted soil, which is bad news for lawns. Compacted soil that keeps roots from working deep is a major contributor to moss and weed growth. You can rent a lawn aerator for large compacted areas, or walk the area and drive a pitchfork at least two inches down in various spots to loosen the soil.
  6. Rev up the mower. It's probably been sitting around for four or five months, so it's a good idea to get your mower tuned up, including that all-important annual blade-sharpening. Another area that many overlook is a good cleaning, especially on the underside of the mower. Any weeds or molds that you picked up on your last mow in the fall could be ready to drop on your vulnerable spring lawn.
Once the new grass gets going and the old lawn begins to turn green again, you'll be ready to take on the mowing every week. Don't be afraid to cut the grass a little high: most lawns do fine at 1 1/2 to 2 inches, and a higher lawn tends to naturally crowd out invasive weeds, encouraging a stronger lawn for next winter.

TMG Home Herb Garden Tips and Tricks!

Now is the perfect time to start planning your TMG home herb garden.  Here is a tip that will make your basil last a bit longer!

See these pretty purple flowers on the basil plants? Yeah, they need to go.

The hot, humid weather will send basil plants into overdrive, and they're sending up stalks of purple flowers every day. They are pretty flowers, but they are also a sign that the plant is shutting down and going into reproduction mode (instead of growth mode, shooting out more basil leaves for my pesto cravings).

Some basil plants flower quicker than others, and there's great variety in the way the flowers look. I have another variety that sends up delicate white flowers. I pinch them off at their base and put them in tiny bud vases in the kitchen, where they both look and smell beautiful.

Pinching off these flowers helps keep the plant growing. In fact, while pinching off the flower buds will help, it's even better to whack off half the plant and make pesto. Give it a week or two and you'll find an even more robust basil plant grown back.
