Yet Another 5 Inexpensive Ways to Improve Rental Properties

Property owners and managers are competing for new residents at an advantageous time. Depending on the area, more people are looking for rental properties now than last year at this time.
One reason is that fewer people can qualify for mortgages. Thus, there are fewer qualified homebuyers.

We are also hearing anecdotally that many areas are still experiencing higher-than-normal vacancy rates.

So to compete effectively and economically, property managers are “turning up their imaginations” to make their properties more desirable. Here are five ideas to consider:
  1. Remove old or tattered window coverings and replace them with inexpensive Venetian-style blinds. Choose neutral colors and models that are easy to replace.
  2. Install portable “odor-eating” air purifiers. If your rental units smell clean, prospective residents will notice. You can also buy some inexpensive plug-in room deodorizers and create the ambiance you think pleases the nose.
  3. Replace the knobs and handles in the kitchen cabinets if possible. Any qualitative touches you can add to your kitchens including sufficient lighting will make your rental feel more like home.
  4. Yes, as we mentioned before, consider putting up a new shower curtain and rod in the bathroom. If you want to go a step further, add a bigger, nicer mirror as well. They are not expensive, and many times, the bigger the mirror, the bigger the bathroom looks.
  5. Make sure the inside of the refrigerator is extra clean and smells great. You can add to the appeal by placing some fresh-baked cookies inside the refrigerator. Offer one to your prospect, and they will remember how kind and thoughtful you were.
Property managers would be wise to leave a lasting impression on everyone who comes to look at a vacant property. One way is to have an attractive, color flyer or brochure with a list of all the advantages of being a resident at the property you manage.

Don’t be afraid to add creative touches. Something as inexpensive as placing a couple of flowering indoor plants on the kitchen counters may brighten the interior and indirectly remind the prospective resident that your property is livable and cozy.

As property managers, we have to be careful when sizing up potential residents. If we also remember to be friendly and courteous, we will brighten their day and leave a positive memory about your property.

What is your tolerance for risk?

Even though parents are ultimately responsible for keeping their children safe in any home or apartment it's important for a rental property to be safe for all tenants. So how far do we go and what can we do to minimize our liability as landlords? As a landlord we have to accept some responsibility for the condition of the property but what about the amenities? For example, many of you may have recently read about the 1 year old boy in NE Portland who drowned in his parent's decorative pond. At TMG we manage single family homes in WA & OR that have beautiful decorative ponds & water features. When we sign on a new home to rent and there is a pond or water feature present, we recommend to the homeowner that they fill in the pond. Some owners are appreciative of the recommendation and some are appalled we would even suggest it.

Everyone has their own tolerance for risk and while parents are ultimately responsible for the safety of their children, we all know that lawsuits, frivolous or otherwise, are prevalent in our personal and professional lives. There are many examples of potential liability for both children & adults, some common, some not; hot tubs, pools, garage door openers, window screens without child safety latches (this is very common), iron fences with narrow spacing, decorative but sharp finials & of course playground equipment.

Tips on Hosting a BBQ Party at your TMG Apartment

Take advantage of your kitchen and throw a BBQ party!

While living in your TMG apartment, you probably want to throw an occasional party. The weather is getting nice this time of year, and chances are a BBQ party is your next way to celebrate the spring season. Of course, before you throw your BBQ party, there are a few tips you need to take into consideration before having all the guests over.

Adjust Cooking Time: If you are cooking burgers and hot dogs, wait until your guests have already arrived before tossing them on the grill as these only take a few minutes to cook. However, with steak, you want to start the grill before time (if using charcoal, allow the embers to burn down and glow), and toss the meat on. It takes the meat a long time to cook, and you don’t want everyone sitting around.

Music: You want something playing to help fill the static air. This way, when there is a break in conversation, there isn’t just awkward silence playing.

Drinks: Have a selection of drinks, not just beer and/or wine. You want people to have a choice to what they are drinking, not forced into. Having a selection helps this.

Apartment Living - Hallways and Stairs

Hallways and Stairs

First impressions are important and your hallway is the first room you enter upon arrival. These areas are often neglected and the least-loved rooms in your apartment. This article will help you smarten up and transform your hall into the grant entrance your apartment deserves.

Unless your front door opens directly onto your living room, you can and should make something of the entrance to your apartment. A well presented hallway will welcome your guests into your apartment.

Make an impact

People pass through the hallway rather then spending time here but your hallway is a prefect place to show off a bit of your personality to guests. Use your hallway to set the tone for the rest of your apartment. Display paintings or photographs that represent you and your family.

Use colour to create a warm welcoming feeling when entering your apartment. You can introduce colour via wallpaper, fabric such as curtains and rugs or a painting. Patterned wallpaper works well in long narrow hallways as it draws the eye away from the length and creates the illusion of width. Not only will it add drama but you also won't have to worry about the wallpaper clashing with your sofas.

Pay attention to details

Your hallway is a room in its own right, so treat it with the same care and attention as you would any other room in your apartment. If your hallway has a window and if space allows it, make a feature of this by placing a table or a chair underneath.

Hallways are areas that are prone to wear and tear so remember to keep skirting boards painted and keep your walls clean of mucky hand prints on the walls.

Take advantage of the wall space you have in your hall by hanging pictures and photographs or a mirror to give the illusion of space.

Hallway Tips

Your hallway is the first thing you see when entering into your apartment, so make sure it is not as used as a dumping ground and keep it clutter free.
  • If this is where you keep your coats and bags, invest in some appropriate storage.
  • If you have doors leading from the hallway into other rooms you have to think carefully about your colours scheme as it has to be easy for the eye to be drawn from one space to the other.
  • Whatever size or shape of your hallway you prime concern should be to make it welcoming.
  • Use the space underneath your stairs wisely. If you don't already have a under stairs cupboard, it could easy be converted into one for extra storage space.

Fireplaces in Rentals

Fireplaces add rental value to houses and apartments but they also require owner/managers to take certain precautions with their use by their residents.  The following guidelines include the basics.

1)    Compile/maintain a list of all rental properties that have a fireplace. It will prevent any from being overlooked.

2)    Have fireplaces professionally inspected and cleaned when acquiring new property.  Fireplace defects, creosote build-up and animal nests are quite commonly found.  Subsequent periodic cleanings should also be performed.

3)    Provide tips to the residents for the proper use of fireplaces.  Many websites today provide such information, which can be handed to the resident at their lease closing.

4)    Make certain that a chimney cap is securely in place on the top of the chimney.   This will limit the rain/snow that falls into the chimney but more importantly, it keeps animals and birds from making a home there.

Following these few steps will allow residents to enjoy their fireplaces while the owner/managers can rest assured that proper precautions have all been taken.
