Understanding Property Management
Owning a property is not easy as there are many aspects to caring for the property. It is important to exercise good property management to ensure your property’s good condition. No matter what kind of property you own, there is always some form of property management required.
Identification of areas
Managing a property can be massive which involves the maintenance of structure, equipment, furniture, plumbing, electrical wiring, tooling and flooring. You will need to check the condition of each space in your property which includes outside as well as indoors. Bath areas and components need to be checked regularly to avoid accidents. Air conditioning units should be serviced every half yearly with gas refill for optimum performance.
Walls need to be repainted every couple of years to give the property a fresh new look with different colors and styles. The kitchen faucet and sinks need to be checked for blockages and leakages. And the list goes on.
Person responsible
It is without a doubt that the property owner is the key person responsible for his own property; he is to handle all needful maintenance. If he is not capable to handle any required maintenance, he may have to call in the professional personnel such as the plumber, technician, electrician or contractor for roof repairs, swimming pool upkeep or lawn maintenance. If the property owner does not heed to the maintenance needs of his property, his property will deteriorate in condition which causes a lower value on his property.
A tenant, on the other hand, is not the sole person responsible to maintain the property he is renting. His property management is usually undertaken by the property owner which could be the landlord or the property agent. But the tenant is the first person involved in property management as he will notice the changed and downturn condition of the property. He needs to contact the property management authority immediately for actions to be taken to resolve the issue. The property management authority will take actions to restore the condition of the property so that further deteriorations will be halted.
Processes
There are various processes involved in property management. There are the monthly or half yearly check ups, systems or component upgrades, evaluation and identification of issue and solutions. Furthermore, acquisition and disposition of components may be necessary to maintain or enhance the life span of your property.
Rental
If the property is rented out, another component of property management is the collection of rental. Rental can be directly passed to the landlord or property owner; it can be deposited directly into the landlord’s banking account with the advanced technology of today. Alternatively, the property management agent can collect the rent on behalf of the landlord as per rental agreement.
